Lack of curb appeal

First impressions make a huge difference when selling your home so curb appeal is imperative to entice buyers and help your home sell faster. Here are some minor adjustments to achieve great curb appeal:

  • Update exterior paint - a fresh coat of paint makes a world of difference

  • Update exterior lighting - this helps your home feel more inviting and compliments your landscaping

  • Replace old fencing - helps enhance the greenery & shows buyers that you care for the property

  • Wash the windows & siding - hire a professional for regular cleaning to avoid paint stripping, splinters and mold & mildew problems

  • Replace your front door - a quick, cost-effective way to add curb appeal or add a pop of colour

Wall to wall carpeting

Nowadays wall to wall carpeting is a quick way to age a property and, even if it’s brand new, it doesn’t give the ‘turn key’ feeling that today’s buyers are looking for. If possible, upgrade the flooring throughout to hardwood (white oak if you can) and keep the flooring consistent the whole way through. This gives a clean look throughout the home, makes it feel bigger, and hardwood is less maintenance than carpet - wins all round.

DIY projects gone wrong

The personal value of a home has increased exponentially in the last couple of years, and having been cooped up at home for so long, it’s no surprise so many homeowners took on a DIY project or two to make their space more livable and enjoyable, and hopefully also increase the value of the property. But are you considering building a deck or remodeling the bathroom? Maybe best to leave bigger projects like this to a professional as if they’re executed poorly they will likely hurt your properties value

Excessive clutter

Every home manages to accumulate belongings over the years, and decluttering is an inexpensive way to add value. Donate items you no longer need or want, and find hidden, permanent homes for the items you use just once in a while - you could even rent a storage unit. Feeling overwhelmed at the mere idea of it? Hire a professional organiser and tackle the project together.

Lack of upkeep

It’s important, never mind necessary, to keep your home in great condition and regularly perform general home maintenance. Letting your home fall into disarray around you and neglecting it will hurt your property value and will result in buyers negotiating price and or repairs to avoid any major expenses following the sale. If something breaks, fix it. Don’t know know to fix it? Hire someone who does. You’ll thank yourself later I assure you.

Bottom line - keep your home in optimal condition & make the necessary updates over the years and you’ll be sure to get top dollar for your home when you come to sell and you won’t have to wait weeks or months while you do the necessary work at the time prior to listing.
