Luxury buyers desire homes that are smart & safe for family and planet

Luxury homebuyers have always been particular about what they’re looking for in their next home purchase but periodically the top priorities for their key amenities and features shift. In the latest report from Luxury Portfolio International, based on high net worth consumers are turning more and more of their focus towards safety and sustainability.

90% luxury homebuyers say sustainability is a major factor in deicing on their next home, and 58% of those are willing to pay a premium.

The architecture and design world is shifting in accordance with this in order to prioritize energy efficient design - everything from built in composting capabilities, non-toxic building and design materials to eco friendly building materials re becoming non-negotiable.

High level technology and smart home features have been high on buyers lists for some time now but recently more focus is being put on monitored full-home security systems, a built in safe and cyber protections are now becoming necessities.

On top of this, affluent buyers are also looking for built in gadgets and smart tech in the main kitchen, in addition to high-end or commercial grade appliances and even a dedicated wet bar for their many nights of entertaining.

75% of luxury buyers are said to expect that their home will have three or more wellness features - anything from a gym or Pilates studio, to massage room or salt sauna.

In addition to this, already detailed list, the top affluent buyers are also looking for views to kill - particularly views of nature - cabanas, fire features and entertainment areas in the yard.
